What to Expect from the Title Company on Closing Day

  • Final Walkthrough: Ensure the home is in the expected condition with your real estate agent before signing.
  • Reviewing the Closing Disclosure: Double-check loan terms, fees, and payment breakdowns.
  • Signing Documents: Be prepared to sign the mortgage note, deed of trust, and final loan documents.
  • Title Transfer & Funding: The title company manages document recording and fund distribution.
  • Receiving the Keys: Once the process is complete, you’re officially a homeowner!

Closing Costs vs. Down Payment

  • Down Payment: Typically 3% to 20% of the purchase price, paid upfront.
  • Closing Costs: Usually 2% to 5% of the purchase price, covering services like appraisals, title insurance, and lender fees.
  • Reducing Costs: You may negotiate seller credits or work with lenders offering concessions for slightly higher interest rates.
